INVESTING IN REAL ESTATE HAS ITS ADVANTAGES AND DISADVANTAGES. YOU DECIDE FOR YOURSELF
October 19, 2021
Want to invest in real estate but don't know where to begin? It's best to start by understanding the pros and cons of this form of investment. Investing in real estate is one of the most popular forms of investment worldwide. However, that doesn't mean it's risk-free.
Purchasing and owning real estate involves a significant investment, so decisions should be made carefully. Like any form of investing, this one also carries risks. Well, as the saying goes, no risk, no fun. Analyzing all the pros and cons significantly increases your chances of success. If you don't want to or can't invest in real estate directly, but are still drawn to the benefits you can achieve, instead of direct involvement, you can invest in real estate through real estate companies or funds. Unfortunately, the returns in this case may be lower (though not always), and you have no control over how and where your own money is invested.
Perhaps some of you reading this haven't considered entering the real estate market yet, or perhaps some are eager to do so but need to be sure it's right for you. So let's start with the advantages of investing directly in real estate, as there are many.
Advantages of investing in real estate:
- A relatively safe way to invest capital
Real estate is a physical item that actually exists and, in itself, becomes your capital. You don't have to worry about its value suddenly declining, for example, to zero.
- Return on investment is stable and quite predictable
This is because rents provide a safe and passive cash flow.
- Favorable return on investment and risk ratio
Real estate does not carry the same risks as, for example, stocks, yet it generates higher returns than safer forms of investment, such as bonds.
- Relatively easy start
Real estate is relatively easy to learn, calculate the benefits, and understand the potential earnings. Investing in complex financial instruments is incomprehensible to most people, requiring them to rely on the expertise of others.
- Inflation protection
If inflation rises, real estate provides good protection because rents rise as prices rise.
- Stability
Investing in real estate is a long-term and relatively stable investment.
- Prospects for value growth
In a situation of a permanent lack of offers, for example, due to a shrinking land stock and, consequently, a decreasing supply, one can view real estate investments positively and see opportunities for an increase in their value.
As American writer Erskine Caldwell said, "To live in this world, you must learn to look at life realistically." The advantages cannot outweigh the risks, so let's explore the disadvantages of real estate investing.
Disadvantages of investing in real estate:
-
-
- The need to have appropriate knowledge and continuous learning
-
You'll need to familiarize yourself with various legal, financial, and commercial concepts. If you're new to real estate, you'll need to start learning.
-
-
- High capital required
-
This problem can be solved by taking out a mortgage loan, but this in turn involves the need for long-term repayment.
-
-
- Property management costs and the time required
-
If you've never owned a property before, you'll need to develop a thorough understanding of property maintenance. You'll also need to familiarize yourself with the building regulations related to this.
-
-
- Lease management costs
-
If you plan to rent out your property and it is not your primary activity, hiring a rental management company would be a wise solution.
-
-
- Low liquidity
-
Remember that the costs of owning an investment property are not limited to the monthly mortgage payment. Insurance, property taxes, management, and maintenance all add up and impact the bottom line. If financial difficulties arise, recouping your investment can take longer. Selling a property typically takes a long time.
Traditional investment vehicles, such as the stock market, are characterized by significant volatility; investing in real estate offers a more stable return. Renting provides short-term stability, while choosing well-maintained and developing housing markets provides long-term stability.
There's no doubt that real estate can be an extremely rewarding investment opportunity, both short-term and long-term. However, as with any investment, you must approach it with an awareness of your personal risk tolerance and a willingness to learn.
