THE IMPACT OF WORKS OF ART ON LUXURY REAL ESTATE SALES
November 4, 2021
Designing spaces specifically for sale is nothing new – it's the best way to showcase a 's potential , highlight its strengths, and capture the imagination of interested buyers. Increasingly, however, beyond interior design , art is being used with simple furniture or plants to enliven the space in a completely different way, lending it a luxurious feel . Does this increase sales effectiveness and the property's value?
Subliminal message from the threshold of the interior
It's obvious that the magic of first impressions applies not only to new people but also to places. This is also incredibly important in the real estate business. The way a property presents itself, the associations and emotions it evokes, has a huge impact on how its interior will be perceived upon entry. That's why crossing the threshold of a new home should feel like stepping into another world. It must determine the value of the place and the time spent there.
This is precisely the goal of using art in luxury interior design—to enhance its value—not only materially, but without specifying it, maintaining neutrality. In short, exclusive accessories are meant to create a mood, to influence feelings without being intrusive or suggesting a direction, so that potential clients can develop their own meaning for a given space. Accessories are meant to say, "Come on in, this could be the place for you." It's a subtle message to be understood, both literally and emotionally.
Art as a marketing strategy
Using works of art—paintings, sculptures, and unique decorations—in arranging an interior for sale significantly influences its perception. It's not just about decoration, but also about conveying a clear message that this is an exclusive, sophisticated space, ideal for surrounding oneself not only with the essentials but, above all, with values, something even more precious. After all, art, understood as an expression, a unique combination of emotion, imagination, and action, always represents added value, and investing in it is considered a luxury. Exclusive decorations can therefore serve as an excellent showcase—first for the interior, and then for its owner. Introducing works of art as elements that increase the value of a property can also directly address the needs of a potential buyer seeking a suitable place to display their collection.
Therefore, it can be an important marketing element when selling real estate, arousing the interest of customers who prioritize "premium" quality; who expect the property to provide ideal conditions not only for comfortable living, but also to emphasize their personality or status.
A nod to the demanding, or how art sells emotions and space
Sublime additions capture the imagination. They showcase the property's potential
and highlight its unique architectural features and design possibilities. Using large walls to showcase paintings, curved forms as spaces for avant-garde installations, or emphasizing the essence of light with reflective materials, marks the property as a place perfectly suited to higher goals—the freedom of expression and the creation of new aesthetic experiences.
An interior filled with works of art, carefully selected to fit the space, presented to a potential buyer not only demonstrates the property's importance but also speaks to the "level" of the buyer. Showing them the property's value beyond its utilitarian nature suggests that they are not just a casual user, but someone who certainly has a sophisticated vision for interior design and appreciates the possibilities the space offers. Such distinction can foster positive relationships between clients, which is also a crucial factor in real estate transactions.
The value of luxury properties – does the use of artwork in presentations affect it?
To sell a property, it's important to present it from its best side, highlighting all its assets. Art can definitely help with this, although it's such a relative concept and subject to various interpretations that it's difficult to talk about "material value." The exception are turnkey, move-in-ready properties, where artwork is included in the price—in which case, the property's value is significantly higher. What about art branding—designing an interior with borrowed accessories? This is a common and popular practice, extremely effective, intended to visually enhance the property's value. Works of art enliven an empty space and appeal to the potential buyer's sensibilities and aesthetics. This might not be possible with just imagination and blank walls. Art used during property sales helps create a perspective on a specific lifestyle and clearly indicates the class and exclusivity of a given location, enriching it with insights into higher values. Therefore, it can be a helpful marketing tool that will impact the effectiveness of luxury real estate sales.
