Intercontinental Hotels Group® Staybridge Suites® Condo Hotel Poised for Success Next Year

September 25, 2021

Apartments belonging to the international Staybridge Suites® condo hotel chain, a brand of InterContinental Hotels Group®, are being built in Warsaw's Ursynów district at the intersection of Pileckiego and Puławska Streets. This is the 15th Staybridge Suites property in Europe. Properties already operate in London, St. Petersburg, and The Hague, Netherlands. InterContinental Hotels Group is one of the largest hotel chains in the world. Its success is driven, among other things, by 110 million loyalty program customers staying at hotels within the renowned operator's group.

The debut of the Staybridge Suites brand in Poland – along with the launch of a facility in Warsaw – is planned for next year by WIK Capital – a franchisee of Intercontinental Hotels Group.

The hotel offers 193 rooms ranging in size from 20 to 60 square meters.Spacious studios and one- and two-room apartments with kitchenettes will be available.

"At Staybridge Suites, we implement numerous solutions designed with the comfort of guests and residents in mind. In line with the mission of the globally acclaimed InterContinental Hotels Group, we want guests to feel at home while staying away from home. The spaces have been designed to create a welcoming atmosphere. The property will include a coworking space, a restaurant, a shop, and even a laundry room. Kitchens will be equipped with high-quality everyday appliances, and rooms will be decorated in the latest interior design trends. All residents will be able to enjoy the amenities and attractions available in a four-star condo hotel," says Aleksander Kupcewicz, partner at WIK Capital, the company that is implementing Staybridge Suites in the Polish market, providing comprehensive services related to the implementation of hotel and condo hotel projects.

Condo hotel guests can choose from two types of rentals: short-term or long-term. Staybridge Suites® is a good choice for tourists, business travelers, and anyone planning an extended stay in the city.

The proximity of Chopin Airport, a 15-minute drive away, as well as popular tourist attractions – the Kabacki Forest, the palace and park complex in Natolin, and the famous Służewiec horse racing track – is undoubtedly an advantage, decisive when choosing a place to stay.

Although the opening of the facility is scheduled for the fourth quarter of 2022, more than half of the apartments have already been sold.

Investors deciding to purchase a condo hotel unit are looking for a safe investment option. A common practice is to transfer their capital from the stock market or bank deposits to the real estate market, which is currently considered more stable in the country. Current trends also favor investing in condo hotels.

"Poles are looking for profitable, yet safe investments. Investing in a condo hotel meets both of these criteria. Investors can count on a stable rental income and also enjoy more comfort than with traditional apartment rentals. The advantage of a condo hotel is that apartment owners don't have to be involved in the ongoing management of their apartments – the management company – including WIK Capital – is responsible for the entire rental process. This argument is convincing for many who want to avoid the risks associated with running their own rental business," says Aleksander Kupcewicz.

"We're seeing a steady increase in the popularity of investing in condo hotels. The sales dynamics of our apartments have exceeded our initial expectations. As investors, we're convinced that this market will continue to attract increasing interest, directly proportional to the growing awareness of such facilities in Poland," adds Aleksander Kupcewicz.
