Since the outbreak of war in Ukraine, Poles have been among the leading nationalities investing in Spain. Marc Pritchard, Sales and Marketing Director at Taylor Wimpey España, explains why Spain is so attractive.

Have you had many buyers from Poland over the last few years?

Absolutely – Poles were our top buyer nationality in 2022, accounting for 17% of all our bookings in Spain. So far in 2023 (year-to-date through March), Poles have accounted for 11% of all bookings, second only to German buyers.

Which areas of Spain do Polish buyers prefer?

Polish buyers clearly prefer the Costa Blanca. 87% of our Polish buyers in 2022 and 75% in 2023 have reserved properties in this region. With 200 kilometers of coastline, including many stunning white sand beaches, it's easy to see the appeal of this destination.

The Costa Blanca also offers excellent value for money compared to many other parts of the Spanish coast. Our homes in Amara, Gran Alacant, start from €220,000 plus VAT. They feature communal swimming pools, gardens, and a play park, all within easy reach of local shops and the beach. The Costa Blanca has much to offer.

Is there more to do on the Costa Blanca than just lie on the beach?

Much more! A variety of water sports can be enjoyed along the coast, and for those who enjoy golf, there are beautiful golf courses. There are luxurious spas, exquisite restaurants, and plenty of opportunities for shopping in high-end boutiques and shopping malls stocked with international brands.

The Costa Blanca boasts a rich architectural heritage and stunning national parks. Horseback riding, castle and cave explorations, and much more are available. There's also excellent local cuisine, allowing visitors to experience Spanish gastronomy at its finest.

Which cities on the Costa Blanca are most worth visiting?

It depends on what you're looking for and how you want to spend your time in Spain. Alicante is a wonderful city to explore, and Dénia, Xàbia (Jávea), and Gran Alacant are also worth a visit if you're looking for smaller-scale charm. There are also countless beautiful towns to discover.

Is there a lot of choice when it comes to holiday homes on the Costa Blanca?

Certainly. Buyers can choose from front-line golf apartments and beachfront homes, as well as properties in more urban locations. There are vacation homes to suit a wide range of needs.

In terms of property style, many homes feature open-plan kitchens and living rooms, as well as outdoor space in the form of terraces, gardens and a solarium on the top floor.

Since the pandemic, many buyers have been looking for homes that also include a workspace, as the increase in home working has given people greater freedom in terms of their workspace. This is something we've incorporated into the design of all the new homes we build in Spain – creating spaces that can be used flexibly.

Are Polish buyers interested in other regions of Spain?

Some of our Polish buyers have been drawn to the Costa del Sol, with its winning combination of living near the sea and mountains, and almost year-round sunshine. Marbella is a city that enjoys significant international interest, as do locations such as Mijas, Estepona, Nueva Andalucia, and Istan. The Casares Beach area is also proving popular with property buyers from various international locations.

What are your top tips for Poles considering buying property in Spain?

I think it's important to be clear about your expectations regarding location and property type. Spain has a lot to offer, and each region is very diverse, so it's worth carefully examining which areas best suit you. A list of essential amenities (such as an on-site pool) is also helpful, as is a list of any other requirements (such as proximity to the beach). This way, you can focus your property search and ensure that the home you choose meets all your requirements.

Also consider how you plan to get to the property. Will you fly or minimize your environmental impact by traveling by train, for example? These kinds of decisions can impact the locations you want to purchase, so they're important to consider in advance.

I would also advise visiting Spain at different times of the year to experience your chosen locations outside of the peak season when they are quieter.

You should also set your budget. Figure out what you can afford before you fall in love with a specific property. Many homes in Spain will win your heart, but it's important to buy wisely, and that means sticking to your budget.

Finally, make sure you have a helpful lawyer who can guide you through the legal complexities of the purchase and ensure all formalities are in order. And if you're buying a development property, choose a reputable developer with a long history of building homes in Spain.

Any final advice?

Try to enjoy the purchase. Buying a home abroad can be stressful at times, especially if you're doing it for the first time. But it's also an adventure with plenty of discoveries to make along the way. So try to enjoy both the journey and the end result!
